$1.9 Billion Mega Project The XI Launches Sales

HFZ Capital Group has announced the official launch of listings at The XI, a Bjarke Ingels-designed, full-block, mixed-use development between the High Line and the Hudson River in West Chelsea. This $1.9 billion development will be home to the first US destination by Six Senses Hotels Resorts Spas, ultra-luxury homes, multiple restaurants, innovative retail, an art space and a newly created public promenade adjacent to The High Line that HFZ is developing in collaboration with Friends of The High Line. A new website just launched and units hit the market for the first time.

Of the 87 residences in the East Tower (No. X), designed by Parisian husband and wife team Gilles & Boissier, six will be listed – priced from $2.95 million for an 888 square-foot 1-bedroom, 1.5-bath residences to $12 million for a 3,373 square-foot 4-bedroom,3.5 bath residence. These homes begin on the 11th floor at 100 ft high and sit above Six Senses New York. They will feature natural oak chevron floors with six-inch white painted baseboards and a custom smoked oak entry door with patinated bronze brass door casing and concealed hinges. Kitchens will come complete with custom Italian-made Molteni cabinetry in white-brushed Epicea wood and white lacquer, Carnico Girgio marble chevron floors with Carnico Grigio baseboards and honed Calacatta Gold marble countertop and backsplash. Fully-integrated appliances are by Gaggenau and Miele. Chic master bathrooms will feature Herringbone Arabescato Vagli Oro marble flooring with a Saint Laurent stone border, six-inch Saint Laurent stone baseboard and Arabescato Vagli Oro slab marble high wainscot.

Of the 149 residences in the West Tower (No. I), designed by Gabellini Sheppard Associates, eight will be listed – priced from $2.85 million for a 959 square-foot 1-bedroom, 1.5-bath home to $28 million for a 5,663 square-foot 5-bedroom, 5.5-bath half-floor Penthouse with 239 square feet of outdoor space on the 32nd floor.

The homes in the West Tower will feature seven-inch wide-plank floors, vein-cut slab honed silver travertine stone foyer floors and custom Eucalyptus wood entry doors with concealed hinges. Kitchens feature custom German-engineered Bulthaup cabinetry in Grey Larch wood and Eucalyptus with honed White Princess quartzite countertops and backsplashes and islands with a raised breakfast bar. Fully-integrated appliances are by Gaggenau and Miele. Master bathrooms are decorated with Taj Mahal quartzite slab floors and walls are clad in a leathered finish, a custom Eucalyptus wood vanity with polished-white Lumix quartzite slab countertops, a custom under mount Corian sink. Kaldewei bathtubs with Taj Mahal quartzite surrounds or a sculptural Agape freestanding bathtub are in every home.

The XI will also offer a wide array of amenities and wellness experience designed by Gabellini Sheppard Associates and curated by Six Senses New York. Spanning nearly 18,000 square feet, The XI Club features a stunning 75-foot glass-enclosed, sunlit swimming pool, surrounded by a hot tub and poolside cabanas on its expansive deck. The plush spa features Men’s and Women’s steam rooms, saunas, and cold plunges. Residents will also exclusively enjoy a fully-equipped treatment room for signature massages and specialty therapies, plus personalized wellness and nutritional programming by Six Senses’ handpicked team of world-renowned practitioners and experts.
