The XI at 76 Eleventh Avenue Features Massive Retail Space on the High Line

The highly anticipated XI recently topped out earlier this month and has prime retail space on the High Line, which draws over 20 million visitors. The XI is a U.S. Immigration Fund EB-5 project and boasts over 85,000 square feet of retail space on the High Line.

The XI is a mixed-use project that sits directly on the highland in between West 17th and 18th and 10th and 11th avenues. Six Senses Hotels hotel and luxury condominiums sit above the 85,000 square feet of retail below. 55,000 square feet of the 85,000 will be home to the Six Senses’ spa and wellness facilities as well as the hotel’s food and beverage. The additional 30,000 square feet of retail will be leased by Beth Rosen, who is leading a Ripco team. The leasing team is focused on acquiring restaurant, fashion and lifestyle brands, and art galleries as tenants for the retail space.

There is still retail available for lease. A 1,500-square-foot storefront with High Line access is mid-block on West 18th Street is adjacent to Six Senses’ signature restaurant that has additional High Line access.  There is comparable availability next to the Six Senses entrance. The corner of West 17th Street and 10th Avenue has notable retail space on two floors with the Six Senses occupying the top three floors. The XI EB-5 Visa Project 76 Eleventh
