SHoP Tops Out World’s Tallest Modular Building in Brooklyn

‘461 dean street’ — a tower reported to be the world’s tallest modular building — has topped off in brooklyn, new york. designed by SHoP architects, the 32-story structure will be the first residential building to open at pacific park, a 22-acre site undergoing rapid regeneration. the property is 346,000 square feet, contains 4,000 square feet of ground floor retail and is designed to achieve LEED silver certification. the building offers 363 rental apartments, of which 50 percent (181 units) will be set aside for low-and-middle income households earning between $21,000 USD/year and $145,000 USD/year. market-rate leasing is expected to begin in summer 2016, with occupancy expected to begin the following fall.

a variety of materials, colors, and fabrication techniques create an intricate play of light, pattern, and texture across the building’s façades. at street level, covered entrances to the towers are integrated with full storey glass storefronts, in a structure typical of the neighborhood streetscape. residential amenities include a 24-hour doorman, a fitness center, a lounge/game room, a yoga/dance studio, children’s playroom, secure bike storage and a roof terrace. there is also a washer and dryer in every unit.

developed by forest city ratner companies, ‘461 dean’ was built in the brooklyn navy yard using advanced modular technology. the $4.9 billion USD pacific park brooklyn project is the redevelopment of 22 acres in brooklyn that will include approximately 6 million square feet of residential space, including 6,430 units of affordable and market-rate housing. of the nearly 1,800 units of housing currently under construction at pacific park brooklyn, over 780 units will be affordable.
